How to create offsets around a building with curves at the corners?

I've been doing offsets around the outlines of buildings for some drainage designs and so far the way I've been doing it is to offset the building by 5 meters and then have to use the fillet command on any corners where the lengths are long enough to do it. Is there any way to make an offset from the outline of a building where the corners are filleted automatically?

    Whenever I try to use fillet a point where one of the lines isn't as long as the radius of the fillet then it won't do it. How do you make that work?
  • Are you trying to make square corners (even when the building corner is curved), or curved corners a constant distance out from the wall, whether it's straight or curved?
  • If the outlines are polylines try changing the OFFSETGAPTYPE variable to 1.
